Two destinations that are not compared the same way
Cap Cana and Miches come up together in almost every conversation about Dominican real estate investment, which makes them sound like two options within the same decision. They are not.
An established destination
Cap Cana has delivered product, hotel operation running and prices with history. You can see what you are buying, talk to people who already bought, and compare one unit against the one next door. We are the destination's official broker, with direct access to developers, so here we speak from first-hand information.
A destination under assessment
Miches sits earlier on the curve: less delivered product, less operation running, less history to check against. We have it under assessment, and that means exactly what it says: we do not yet speak about it with the same information we have on Cap Cana, and we would rather say so than fill the gap with enthusiasm.
What changes for the investor
It is not that one is better than the other. It is that the question changes. In an established destination the question is which unit and on what terms; in an emerging one, whether the destination's thesis holds and who answers if it does not. Those are two different conversations, and mixing them is what makes a several-hundred-thousand-dollar decision get made on the wrong arguments.
